TAILORING YOUR HOME BEFORE SELLING
No matter what the market conditions, tailoring your home is SUPER important. The exterior condition of your home will be seen as an indication of the interior. The cleaner the property appears on the outside, the faster your property will sell and at a higher price. Think back on what attracted you to your current residence.
Lower offers are usually caused by the condition of a property. Buyers feel that they need to receive some compensation for accepting a property in less than prime condition.
Most sellers don't want to spend large amounts of money to upgrade a home that they are going to sell. However, certain things do enhance your property and will facilitate a faster sale:
- Keep the garage door closed.
- Plant blooming flowers in flowerbeds and pots.
- Keep the yard well maintained.
- Trim the trees, bushes and clean old foliage.
- Paint all areas in the front of your home that need painting.
- Replace or paint sections of fence that need it.
- Replace or paint the front door. If your front door does not need to be replaced, check the doorknob and doorknocker to make sure they're shiny. If you have a security door, make sure the screen is in good condition.
- Make sure the front porch is swept and if you have patio furniture, replace the cushions with new ones if necessary.
- Make sure your yard is clear of children's toys and other equipment.
- If you have a pet that is kept in the back yard, let the showing agent know in advance. If possible arrange to have your back yard pet somewhere else when your home is being shown.
INSPECTIONS
Once a seller has accepted the buyer's contract, the selling agent (buyer broker or transactional broker) should provide a list of home inspectors that are reliable plus honest and who can meet the deadlines within the contract. It is advisable to hire a home inspector that is fair and will neither overstate of understate the conditions of the property. Although most inspector fees are within the same range, you should always confirm the fee and what they inspection report will include and/or exclude.
The most important items in the inspection report are heating and cooling, roof, electrical and plumbing. Structural conditions, termites or a pool may require specific inspections - don't hesitate to call and ask for these inspection services. If cosmetic features are included in the inspection report, they may either be resolved by the seller or they may be a bargaining tool to reduce the price.
PRICING A PROPERTY FOR SALE
Correctly pricing a property for sale requires different approaches during different market conditions. The most commonly accepted standard utilizes SOLD properties comparable to your property. In a good home market it makes sense to use this type of approach. However, when the market has a downturn, using SOLD comparables may not be appropriate. You must make allowances for the downturn. There are three major factors contributing to that perfect selling price of your property: (1) Condition of the home, (2) Motivation of the sellers, and (3) Market conditions. If these three are all equal, the seller may possibly push the price somewhat higher OR just list the home according to what the SOLD comparables show. If either the home, the motivation, or the market conditions are off, then the selling price needs to be adjusted accordingly. |
